Terms and Conditions

1. The basics

These are the rules when you book or stay at any of our Newfoundland Cabins properties. By placing a booking or joining the waitlist you agree to them.

2. Bookings

  • All reservations are confirmed only when you receive a written confirmation from us.
  • Minimum stay is 2 nights (3 nights on long weekends).
  • Rates are in Canadian dollars and include linens and basic kitchen supplies.
  • Rates can change until the booking is confirmed.

3. Deposits & payment

  • Deposit is due at booking.
  • Balance is due at time of arrival.
  • We accept Visa, Mastercard and American Express via Stripe.
  • No personal cheques.

4. Cancellations & changes by you

  • More than 7 days before arrival – You can cancel at any time and receive a full refund of your deposit — no questions asked.
  • 7 days or less before arrival – The deposit is non-refundable, as we hold the cabin especially for you.

5. Cancellations by us (very rare)

If storm damage, ferry cancellation, or government order makes the cabin unavailable, we refund everything you’ve paid or move you to an equal or better cabin at no extra cost.

6. Arrival & departure

Check-in after 3 pm · Check-out before 11 am Late checkout only if the next guest agrees – $100 per hour.

7. Your responsibilities

  • Maximum occupancy per cabin must not be exceeded.
  • No smoking inside (fine $500).
  • No parties or events.
  • Quiet hours 10 pm – 8 am.
  • Pets are not allowed (service animals always welcome).
  • You’re responsible for any damage beyond normal wear and tear.

8. Our responsibilities

We keep the cabins clean, safe, and in good repair. We carry liability insurance. We respect your privacy (see our Privacy Policy).

9. Internet & cell service

Wi-Fi is provided but slow and weather-dependent. Cell coverage is spotty. This is by design – we cannot guarantee connectivity.

10. Weather & ferries

Newfoundland weather and Marine Atlantic schedules are beyond our control. No refunds for travel delays.

11. Limitation of liability

Our total liability is limited to the amount you paid us for the booking. We are not responsible for loss, damage, or injury caused by acts of nature, wildlife, or your own actions.

12. Governing law

These terms are governed by the laws of the province of Newfoundland and Labrador, Canada.

13. Changes

We may update these terms. The version in force when you book is the one that applies.
